True cost of selling a house calculator
Selling a home in the UK typically costs around 1.5 to 3.5 percent of the sale price once everything is added up. The largest item is the estate agent fee (commonly 1 to 1.5 percent plus VAT for sole agency, 2 to 3 percent plus VAT for multi-agency, or a fixed fee from online agents), followed by conveyancing, removals, an EPC and any mortgage exit fee. On a £300,000 sale that is roughly £4,500 to £10,500.
What goes into the cost of selling
These are typical UK ranges for 2026. Always get your own quotes, as fees vary by agent, region and property. This tool uses the midpoint of each range for the estimate and never asks for your details.
- Estate agent fee: sole agency around 1.0 to 1.5% + VAT; multi-agency around 2.0 to 3.0% + VAT; online/fixed-fee agents around £300 to £1,500. Fees are negotiable.
- Conveyancing (selling): around £500 to £1,500 including disbursements.
- Energy Performance Certificate (EPC): around £35 to £120; legally required to market a home.
- Removals: around £500 (1 to 2 bed) to £1,400 (4+ bed), more for long distances.
- Mortgage exit / admin fee: around £50 to £300 if you have a mortgage to redeem (early repayment charges are separate and can be much larger).
